Apple Acquires Cupertino Office Campus for Over $160 Million

CUPERTINO, California — Apple Inc. has completed the purchase of a significant office campus in Cupertino for more than $166 million. This major acquisition helps the tech giant strengthen its foothold in its home city.
On June 24, 2025, Apple finalized the all-cash deal for the three-building campus known as Cupertino Gateway. The purchase price is reported to be 15.5% below the assessed value of the properties, indicating a favorable negotiation for the company amid a fluctuating office market.
The Cupertino Gateway complex, located at 10200 North Tantau Avenue, spans approximately 220,700 square feet. Apple had previously leased these buildings from a real estate firm, which is now part of its strategy to transition from leasing to ownership in the area.
The deal with PGIM, an affiliate that manages assets for Prudential Financial, reflects Apple’s ongoing effort to solidify its property assets around its main campus. Over the years, Apple has expanded its real estate portfolio in Cupertino, including notable purchases like a $450 million deal in 2021 and a $70 million acquisition in 2023.
Apple’s presence in Cupertino has been significant, with its main campus, Apple Park, comprising 2.8 million square feet and housing around 12,000 employees. The new acquisition is strategically positioned next to other Apple facilities, including the Apple Fitness Center.
This transaction underlines Apple’s commitment to expand its operational capacity in a region that is recognized as its corporate headquarters. The acquisition of the Cupertino Gateway campus marks a pivotal moment in Apple’s real estate endeavors.
