Longview Affordable Housing Lottery Brooklyn

BROOKLYN, NY – The affordable housing lottery for Longview, a 17-story residential building located at 380 4th Avenue in Gowanus, Brooklyn, has officially launched. Developed by Quinlan Development Group LLC and designed by GF55 Architects, the building consists of 197 residences and 14,000 square feet of commercial space, providing various rental options for eligible New Yorkers.

Prospective renters can apply for 60 available units situated at 130 percent of the area median income (AMI). Individual incomes must range from $35,589 to $150,930. The application window runs until April 28, 2025.

“Longview aims to reflect both Brooklyn neighborhoods by integrating the historic character of Park Slope and the trendy industrial culture of Gowanus,” said Tim Quinlan, principal at Quinlan Development Group, in a press release. “Our design focuses on creating a lasting community within the building.”

Among the residential offerings, at 40 percent of the AMI, there are 18 one-bedroom apartments available for $874 monthly, catering to households earning between $35,589 to $55,920. Additionally, two two-bedroom units are priced at $1,031 for households earning $42,892 to $67,080.

For those qualifying under 60 percent of the AMI, 14 one-bedroom apartments are available for $1,374 for incomes ranging from $52,732 to $83,880, alongside six two-bedroom units at $1,631 for incomes between $63,463 and $100,620.

At 90 percent of the AMI, three one-bedroom apartments will rent for $2,125, designed for incomes from $78,480 to $125,820, while seven two-bedrooms will be priced at $2,532 for residents earning between $94,355 and $150,930.

The building boasts numerous amenities for residents, including a rooftop terrace, a dog park, a gym, a media room, a playroom, and a shared laundry room. Each unit comes equipped with washers and dryers, air conditioning, hardwood floors, and high-quality kitchen appliances. Tenants will be responsible for all electricity costs, including stove and heat.

Longview is strategically located near multiple transit options, just blocks away from the R train at 9th Street and the F and G trains at 4th Avenue-9th Street, providing convenient access for residents.

Quinlan Development Group and GTIS Partners developed the project, which commenced construction in 2023. Leasing for market-rate units is expected to begin this spring, with the lottery providing essential housing options for lower to middle-income New Yorkers in the area. Residents of Brooklyn Community District 6 will receive preference for 20 percent of the units offered.
