Disney Unveils Cotino, a New Community in Coachella Valley
Rancho Mirage, California — Disney is branching out into real estate with its newest community, Cotino, located in the Coachella Valley. Officially opened on November 1, 2025, Cotino is the first project under Disney’s Storyliving brand, designed to offer a lifestyle experience not typically associated with the Disney brand.
The company aims to attract residents who appreciate a community atmosphere without overt Disney themes. “This is not a themed home,” said Claire Bilby, senior vice president of Storyliving by Disney. “We’ve done nice little soft touches because it’s where residents will live 365 days a year.”
The community includes more than 300 homes with prices starting around $1.3 million for two-bedroom, two-and-a-half-bathroom models. Plans indicate over 1,900 residential units will eventually be available, including single-family homes and condominiums for residents aged 55 and up.
Bilby explained the concept behind Cotino and future developments: “We have a developer partner, and we work with builders. Disney’s role is that we write the story with [Walt Disney] Imagineers about what that community’s story will be.” This unique setup allows Disney to focus on creating experiences rather than owning the land itself.
The community will also feature a voluntary Artisan Club, which grants access to amenities like a restaurant named Architects Fork, outdoor sports courts, and Cotino Bay, a large water feature designed by Crystal Lagoons. Members can even socialize in a life-size replica of the Parr House from “The Incredibles 2.”
Membership comes with a one-time initiation fee of $20,000 and various annual dues depending on the selection of member tiers. As part of this initiative, Disney is simultaneously planning its second community, Asteria, located near Raleigh, North Carolina, which aims for around 4,000 residents.
