Germantown Golf Club Land Exchange Could Bring New Housing Units

Germantown, WI — The village of Germantown is considering a land exchange with Blackstone Creek Golf Club that could lead to the development of 350 to 425 new housing units. This proposal aims to create a mixed-use housing development that includes various styles such as two-story garden units, row-style townhomes, and traditional multi-story apartment buildings.
Village Administrator Steve Kreklow emphasized that the proposal is still in its early stages. ‘There is a lot to negotiate,’ he said. The Park and Recreation Commission, along with the Plan Commission, will soon review the proposal and decide whether to proceed with negotiations.
If the Village Board approves the agreement, building the housing units could take several years and occur in multiple phases. The exchange involves trading several land parcels around the golf course. Kreklow explained that while the village would sacrifice 23 acres, it would gain about 150 acres, aligning with Germantown’s vision for the Village Center District outlined in its 2050 comprehensive plan.
The proposed exchange includes the village’s former yard waste recycling center along Main Street, which Blackstone Creek Golf Club might acquire. Parts of Haupt Strasse Park, where pickleball courts and a skateboarding area exist, might also be included in the deal.
Kreklow highlighted that if the land exchange proceeds, it could enhance public access to the Menomonee River for activities like fishing and kayaking. Although the village would lose some outdoor facilities, plans to rebuild on the new land include discussions for new pickleball courts and a potential disc golf course.
Funding for these new amenities could come from fees on new residential units, negotiated contributions in the development agreement, or tax incremental financing district resources. Kreklow noted that the approval process for this proposal might take anywhere from six months to a year.
