NEW YORK, April 7, 2025 — After 37 years, the talk show “Live with Kelly and Mark” has officially moved from its Upper West Side studio to a new location in downtown Manhattan. Co-hosts Kelly Ripa and Mark Consuelos announced their first episode from the new Walt Disney Company Headquarters at 7 Hudson Square on April 7, 2025.

During the April 7 episode, Consuelos highlighted the significance of the move, stating, “For decades, we’ve been broadcasting from the Upper West Side at 7 Lincoln Square. And today we are coming to you from our new home downtown! This is the great room within the Walt Disney company’s headquarters, and I would say it’s state-of-the-art.” Ripa chimed in, noting the expansive size of the new building, which boasts 1.2 million square feet across 22 stories.

Ripa humorously remarked about adjusting to the new environment, saying, “I don’t even know what story we’re on.” The hosts expressed excitement about the new facilities which include outdoor terraces, wellness rooms, a bike room, and nursing stations for mothers.

As they settled into their temporary studio for the week leading up to their official debut in the new permanent space on April 14, 2025, fans took to social media to comment on the challenges of adjusting to the new acoustics. “The new studio is nice but the acoustics are horrendous!” one viewer commented on Instagram.

The move was precipitated by the sale of their former studio, which was revealed by Ripa in an October 2024 episode. “Allegedly we’re moving downtown to this fancy shmancy state-of-the-art studio,” she said, alluding to the studio’s extensive features that align with Disney’s sustainability goals.

Of the transition, Consuelos shared, “Our kids grew up here. They’d come visit mom here a lot — they were always backstage, even when they were babies.” Ripa added, “They would go to All My Children with me; we meant it when we say they grew up in this building, in these four walls.” The couple reflected on the emotional aspects of leaving their long-time studio, which also holds personal memories linked to their relationship.

Live with Kelly and Mark airs weekdays, and fans are encouraged to catch the show as it moves into this new chapter, showcasing the vibrant energy of downtown Manhattan while embracing the memories of their historic past.
