Multigenerational Housing Duplex Design New England

BOSTON, Mass. — As housing affordability continues to decline, a growing number of families are opting to live together under one roof, prompting developers to create communities tailored for multigenerational households. Etchstone Properties, a New England-based developer, has launched a 15-unit community designed specifically for such families, featuring duplex homes with independent living spaces.

Each unit in the development includes separate garages, private entrances, and independent utilities, allowing families to live together while maintaining autonomy. According to Realtor.com, the multigenerational housing market, though still a niche segment, has seen significant growth in recent years.

A recent survey revealed that 83% of respondents would consider purchasing a home with another family member to offset rising costs. While only 0.23% of homes listed for sale in 2024 were marketed as “multigenerational,” this represents a notable increase from less than 0.1% in 2020–22.

“The demand for multigenerational housing is driven by economic necessity and changing family dynamics,” said a spokesperson for Etchstone Properties. “Our goal is to provide families with the space and privacy they need while fostering a sense of community.”

The trend reflects broader challenges in the housing market, where rising prices and limited inventory have made homeownership increasingly unattainable for many. Developers like Etchstone are betting on the appeal of shared living arrangements as a viable solution for families navigating these challenges.
