From Homebuyer to Broker: Janine Ashmore’s Journey in Mortgage Lending

DARWIN, Northern Territory — Janine Ashmore, director of Bliss Home Loans, embarked on an unconventional journey in mortgage broking that began in 2004. After purchasing a home in Darwin, Ashmore faced challenges during the conveyancing process and identified a gap in the service that inspired her career change.

While managing her young children, Ashmore initially worked in conveyancing but grew frustrated with the inefficiencies she encountered. “Our conveyancing experience during this process was appalling,” she recalled, noting that she had to complete much of the work herself. Determined to improve the industry, she decided to start a home-based business in conveyancing.

Conversations with her broker during this time would eventually lead her to enter the mortgage industry. “With him just starting his business, he recruited me under the guise of me ‘learning the finance side of the business,’” she said. Ashmore ultimately transitioned to a broker role, and within months, she and her husband sold their home to open a Wizard Home Loans franchise in Townsville.

Reflecting on her two-decade career, Ashmore emphasizes that mortgage brokers are more than just transaction facilitators. “We are a valued resource that helps guide and grow people, families, and businesses into growth and financial security,” she said, underscoring the importance of understanding clients’ needs.

Despite her success, Ashmore recognizes several challenges facing the mortgage industry today. She noted a significant disconnect between first-time homebuyers and property market entry prices, as well as stagnating wages. “The cost of living is outgrowing wages growth, and property prices continue to rise,” she commented. “There is no easy solution.”

As the industry grapples with these issues, Ashmore sees an important role for brokers in nurturing clients’ purchasing abilities. “Our lead-in time is longer, and we need to implement processes to keep homebuyers motivated,” she explained. She expressed optimism in governmental incentives designed to assist buyers but acknowledged the long road ahead.

Ashmore’s initial partnership with her husband, Murray, posed challenges as well. “We faced pressure to open multiple franchises, which led to a difficult phase for us,” she said, emphasizing the importance of partnership agreements for protection. “Bigger isn’t always better,” she added. “Sometimes it’s best to just say no and go out on your own.”

Looking back, Ashmore advises up-and-coming brokers to approach their work with compassion. “What we do is problem-solving, and the loan is simply the tool that we use to help,” she said. She emphasized the significance of adhering to a business plan from the start.
