Industrial Property Near Boston Sold to Sticks Investment Group

BOSTON—JLL Capital Markets announced the sale of a 27,000-square-foot shallow bay warehouse facility located at 242 Libbey Industrial Parkway in Weymouth, Massachusetts, on February 18, 2025. The property was sold by Fulcrum Real Estate Partners to the Boston-based Sticks Investment Group.
The facility, built in 2004, features Class A specifications, including 24-foot clear heights and dedicated loading and parking for tenants. It is currently fully leased to three different tenants, ensuring a stable income stream for the new owner.
Strategically positioned just 16 miles south of Boston, the property provides excellent access to key transportation routes such as Route 3, I-93, Route 24, and I-95. This connectivity enhances its potential for seamless distribution and access to a robust local labor pool.
Michael Restivo, Managing Director at JLL Capital Markets, led the transaction alongside Directors David Coffman and Tommy Hovey. Restivo remarked, ‘The sale of 242 Libbey Industrial Parkway exemplifies the enduring demand for well-located shallow bay industrial properties. With its strategic location just south of Boston, it caters to the growing need for last-mile distribution and local service providers.’ He further noted the strong performance of this segment compared to the broader industrial market.
